SERVICE / EXTERIOR RENEWAL

A cleaner property. A clearly planned scope.

Bring façades, entrances and shared outdoor areas into one coordinated exterior-care plan. Start with the surfaces that matter most, then match the methods and schedule to the building.

EQUIPMENT IN ACTION / Lucid Bots

Then scope the site.

Lucid Bots introduces the Lavo Bot, a robotic pressure washer for ground-level surface cleaning.

Surface material, condition, edges, slopes, water, wash-water handling and pedestrian routes shape the cleaning plan. Equipment suitability and availability must be confirmed for the proposed scope.

A PRACTICAL PRE-SCOPE

Give the exterior a plan that works around the property.

Exterior renewal is most useful when the property team can prioritize the details that shape arrival and coordinate work around the building’s actual operating rhythm.

A useful first brief includes:

  • Façade, glass, concrete, drainage or arrival-area priorities
  • Tenant, guest, delivery and event patterns
  • A sensible sequence for seasonal or recurring work

WHERE IT MAY FIT

Match the method
to the property.

For commercial, multifamily and hospitality teams organizing a seasonal refresh or a recurring exterior-care program.

HOW THE PROJECT IS FRAMED

Clear decisions before
the operating day.

01

Set the priorities

List the surfaces, locations and visible conditions. Include photographs and the areas that matter most.

02

Match the method

Review materials, finishes and condition before agreeing on cleaning methods, any test areas and wash-water handling.

03

Plan the day

Coordinate entrances, parking, deliveries, work zones and occupant notices with the property team.

04

Review the result

Record the agreed areas completed, remaining concerns and any useful recurring maintenance next step.

A PROPOSAL MAY INCLUDE

A defined, reviewable scope.

  • Soft washing for suitable, identified exterior surfaces
  • Selected façade and exterior window cleaning
  • Concrete, sidewalk and entrance-area cleaning
  • Selected garage cleaning and accessible drainage maintenance
  • Agreed work zones, access arrangements and completion records

NOT ASSUMED

Clear boundaries from the start.

  • Restoration, coating repairs or deteriorated masonry repair
  • Guaranteed removal of every stain or discoloration
  • Concealed drain diagnosis, excavation or structural repairs
  • One cleaning method across every material
  • Work outside the areas listed in the proposal

WHAT SHAPES THE PRICE

SERVICE FAQ

Questions worth answering
before work begins.

01What affects the cost of commercial exterior cleaning?

Surface area, material, condition, height and access all matter. Water availability, wash-water handling and scheduling restrictions also shape the quote. Photos help start the discussion; a site review may be needed before pricing.

02How is the cleaning method selected?

The approach depends on the material, finish, condition and buildup. Sensitive or historic masonry may need test cleaning and specialist review before a broader scope is agreed.

03Can the property stay occupied?

The plan should account for residents, tenants, guests and staff. Individual entrances, walkways or parking areas may need temporary restrictions, so phasing, notices and suitable work windows are agreed before scheduling.

04Can exterior care become recurring maintenance?

Yes. A recurring scope can be considered through the Property Care Plan. The schedule should reflect the use, exposure and condition of each area, together with workable weather and operating windows.

05Will cleaning remove every stain or repair damaged surfaces?

No. Results depend on the material and the cause of the discoloration. Cleaning does not repair failed coatings, deteriorated masonry or underlying water-entry problems. Those items should be identified for a separate scope.

A PRACTICAL NEXT STEP

Begin with the areas people see every day.

Tell us which surfaces need attention, how the property operates and when the work would be most useful. We’ll help organize the first scope.
